Many people think the role of a Buyer Advocate or Buyer Agent is a glamorous job. Inspecting homes and going for place to place is only a very small part of it. The real work, the hard work, like anything that you wish to be successful at, all happens behind the scene.
My glamorous life as Buyer Agent last week, was being involved in a car accident, driving home, having my partner pick me up so I could still work and then attend inspections and an auction which we secured. My glamorous life this week, was balancing my daughter’s surgery, 3 negotiations, numerous inspections, phone calls and other work appointments while going to and fro from the hospital.
The days are long and working 12 hour days plus a Saturday and occasionally a Sunday is just all part of of the glamour. Not to mention, the driving in Melbourne traffic these days. Having said all that, I love what I do and I am lucky to do what I love.

Property in Melbourne can move very quickly, particularly now when we have already had 2 interest rate cuts and we are looking at another potential one next week.
Regardless of what we have going on in our life, when a negotiation gets started, we need to be available morning, noon and night and yes that does include weekends.
Some negotiations can finish quickly and some can take hours and hours or even days. Some may even go on for weeks. like one we have going on at the moment.
Our ability though to move quickly, with all our due diligence is paramount to the success for our clients.
We need to ensure things are done with speed & precision without cutting any corners.
- Were there any things that need considering now we have inspected the property?
- Has the contract been reviewed by a reputable solicitor or conveyancer?
- What terms need to be deleted or included in the contract?
- Has a pest & building inspection been booked in with the inspector and the agent?
- Are there things from the inspection that need attention?
- Where do we think the property sits on price and where should we start our offer?
- If we are bidding at auction, what will our strategy be?
And sometimes all this due diligence needs to happen in a matter of hours. Because if we are too slow, we may miss out on a really great property for our client by not being fully prepared.
The high level of capability of a Buyers Agent or Buyers Advocate around Melbourne who has the experience to know prices well, to be able to negotiate and act quickly can make the difference between securing a property and missing out.
Sure we are not always successful at buying the first property for our clients, however at least we know we are always ready to act quickly when we need to.
